St. Augustine Coastal Home Design: What to Consider Before You Build
Updated: Oct 6
Designing a custom coastal home in St. Augustine — or anywhere along Northeast Florida’s shoreline communities — is as much about how you live outdoors as how the rooms work indoors. At Ocean Grand, we approach coastal residential architecture as a craft: clear drawings, honest materials, and spaces that earn their keep in sun, salt air, and Florida weather.
This journal note is educational, not legal or engineering advice. Every lot, flood zone, and HOA has its own rules. Your architect, builder, and local officials will interpret the code for your site. What follows is how we think about design intent before the first permit set.
Start with how you want to live
Many Northeast Florida buyers come to us wanting:
Indoor–outdoor flow for entertaining
A kitchen that opens to living space and outdoor dining
Shade, breezes, and a porch or patio that gets daily use
Storage and circulation that don’t fight the architecture
Write those priorities down before you fall in love with a Pinterest elevation. A beautiful façade that fights your lifestyle becomes an expensive compromise.
Respect the coast without over-claiming the science
Coastal homes need durable detailing, smart orientation, and elevations that fit the neighborhood and the site. Flood, wind, and height constraints vary by parcel. We plan for outdoor living and resilience as design themes — then coordinate with licensed engineers and builders for the technical systems. We do not invent engineering claims in marketing copy, and this post is not a substitute for site-specific professional advice.
Drawings come before finishes
Finishes are the easy conversation. The harder — and more valuable — work is plan logic: daylight, views, kitchen work triangles, porch depth, and how guests move through the house. Hand sketches and preliminary elevations help owners see the idea early. 3D renderings then test massing, materials, and outdoor rooms before construction decisions lock in.
If you are comparing firms, ask to see process work — sketches, drawings, and concept renders — not only polished photography.
Northeast Florida, with a wider coastal craft
Ocean Grand is based in St. Augustine and focuses new residential inquiries on St. Augustine and nearby Northeast Florida. Our portfolio also includes selected coastal residential work elsewhere — including Virginia Beach projects and Caribbean / Costa Rica experience — which informs how we think about beach houses, outdoor kitchens, and tropical-modern details when the visuals and brief call for them.
