Choosing a Residential Architect in St. Augustine: What to Ask

Hiring a residential architect is one of the highest-leverage decisions in a custom home or major remodel. In St. Augustine and Northeast Florida, the right fit is as much about listening and process as it is about a pretty elevation. This journal note outlines questions worth asking — including ones we welcome when homeowners contact Ocean Grand.

It is educational, not legal advice on contracts, licensing, or fees. Verify credentials and agreements with your own counsel and the appropriate boards when needed.

1. Do they design the kind of house you want to live in?

Portfolio fit matters. Look for coastal residential work, kitchen remodel thinking, and outdoor living treated as architecture — not only commercial sheets or stock plans. Ask to see process work: hand sketches, architectural drawings, and 3D renderings. Polished photography alone does not show how the firm thinks.

Ocean Grand focuses new residential inquiries on St. Augustine and nearby Northeast Florida. Our library also includes selected coastal studies from other markets (including Virginia Beach and Caribbean / Costa Rica work) as examples of craft. Those images illustrate how we draw and render.

2. How do they start — and what do you receive along the way?

Ask for a plain description of phases: listening and sketch, preliminary drawings, visualization, and how coordination with builders and consultants typically works. You want clarity on what is exploratory versus what becomes more exact for pricing and permits. Every project differs; a good firm will say so rather than over-promise a fixed package in a blog post.

3. Will they talk honestly about coastal constraints?

Northeast Florida lots bring flood, wind, height, HOA, and neighborhood character into the conversation early. An architect should treat durability, orientation, and outdoor living as design themes — then coordinate with licensed engineers and builders for technical systems. Be wary of marketing that invents engineering claims. Ask how they handle uncertainty on a site they have not yet studied.

4. How do they communicate with owners?

You will review plans, elevations, and often 3D studies. Ask how revisions work, how decisions get recorded, and whether you will understand the drawings well enough to approve them. A firm that cannot explain a plan in plain language may struggle later when choices get expensive.

5. Kitchen and outdoor living — afterthoughts or architecture?

Many St. Augustine projects live or die at the kitchen and the outdoor edge of the house. Ask how the firm designs open-concept layouts, butler pantries, porches, and patios as part of the whole composition. If those rooms appear only as finish boards, keep interviewing.

6. What should you bring to the first conversation?

Helpful starting points:

  • How you live day to day (entertaining, guests, work-from-home, outdoor dining)

  • Lot constraints you already know (or an invitation for the architect to help you learn them)

  • Inspiration images with notes on why they resonate

  • A realistic sense of priorities if budget and wish list must trade

You do not need a finished brief. You do need honesty about how you live.

A note on boutique fit

Ocean Grand is a boutique high-end bespoke residential practice. Timeless elegance, handcrafted detail, and visionary design are the voice we aim for — not volume production. That means fewer projects and more attention per client. If that rhythm matches how you want to build or remodel, we would like to hear from you.
